Dunedin building fire closes State Highway 1 as crews respond

Fire crews were called to a significant building fire in central Dunedin on Saturday evening, forcing traffic disruptions along a key section of State Highway 1.

Emergency response on Great King Street

Fire and Emergency New Zealand (FENZ) responded to reports of a blaze on Great King Street North at around 6.15pm. On arrival, crews found the building well alight, with flames visibly spreading through the structure.

At the height of the response, four fire appliances and a ladder truck were deployed to bring the fire under control. Crews worked to contain the blaze and prevent it from spreading to neighbouring properties in the busy inner-city area, which is close to student accommodation and local businesses.

The fire was extinguished by approximately 7.40pm, with the response scaled back shortly after 8pm.

Traffic disruption on State Highway 1

The incident caused temporary disruption to State Highway 1, one of Dunedin’s main arterial routes. The New Zealand Transport Agency (NZTA) confirmed the road was reduced to a single lane between Union Street West and St David Street while emergency services remained on site.

Motorists travelling through the area during the evening peak were advised to expect delays.

Witness describes intense flames

A nearby motel operator described the moment he realised the seriousness of the fire.

Barry Donaldson, who manages the Amross Motel, said he first noticed the blaze through a reflection on his security camera system.

“I saw the glow of flames and went outside straight away,” he told local media. “There was smoke and flames pumping out of the building.”

Donaldson then contacted emergency services.

Unoccupied building with troubled history

Fire and Emergency New Zealand confirmed no one was inside the building at the time, and the fire was successfully contained.

The property is believed to have been unoccupied, although Donaldson said it had intermittently housed transient residents over the past year.

The site has previously attracted public attention. In October 2025, the body of 36-year-old father Aneli Helu Katea was discovered at the same address. A 27-year-old man has since been charged with his murder and is scheduled to stand trial in 2027.

Authorities have not yet confirmed the cause of the fire, and investigations are expected to continue.

While no injuries were reported, the incident highlights ongoing concerns around vacant and poorly maintained buildings in urban areas, particularly in cities like Dunedin where older properties are common near the central business district and university precinct.
